LOMA DEL MAR is an early-stage real estate and lifestyle development concept located in the elevated landscape of Boca de Yuma, Dominican Republic.

The overall landholding comprises approximately 72,000 m². Rather than developing the entire property at once, the project is intended to grow in carefully structured phases.

For Phase 1, approximately 27,000 m² are currently being considered for development.

The land is presently undergoing terrain clearing and detailed topographic surveying, including elevation differences, slopes and natural characteristics of the site. The final masterplan will therefore only be established once the complete topographic information is available.

THE VISION

The objective is to create more than a conventional residential development.

LOMA DEL MAR is being conceived as a distinctive destination combining residential living, nature, panoramic views, hospitality and selected commercial experiences.

The preliminary concept may include:

• Eco-Casitas and nature-oriented accommodation

• Patio Homes and compact residences

• Garden and Vista Villas

• Panorama and Signature Villas

• Gastronomy and destination restaurant concepts

• Mercado del Mar

• CaribeExpert Studio and owner services

• landscaped internal roads and viewpoints

• future recreational and hospitality components

The final configuration, number of units and exact positioning will depend on the topographic survey, technical feasibility, permitting and detailed masterplanning.

DEVELOPMENT IN PHASES

A central principle of LOMA DEL MAR is controlled development by stages.

The landowner is considering contributing approximately 27,000 m² to Phase 1, while the remaining land would initially remain available as a potential reserve for future development phases.

This approach allows the project to establish infrastructure, market acceptance and value progressively without committing the entire approximately 72,000 m² landholding from the beginning.

FOUNDING DEVELOPMENT CAPITAL

For the initial development phase, LOMA DEL MAR is currently identifying a limited number of potential Founding Investors / Development Partners.

Target Initial Development Capital:

Indicative participation level:

From US$100,000

The initial development capital is intended primarily for activities such as:

topographic and technical studies, masterplanning, architecture and engineering, legal and project structuring, permits, initial access and infrastructure, project preparation, marketing and the transition from concept to an executable development.

The capital is not intended for the acquisition of the Phase 1 land, which is expected to form part of the landowner's contribution to the project structure.

PROJECT STRUCTURE

A dedicated project structure is currently being evaluated, potentially consisting of a LOMA DEL MAR SRL together with a Fideicomiso de Desarrollo Inmobiliario, subject to final legal, tax and fiduciary review in the Dominican Republic.

The final economic rights and participation percentages of investors have not yet been established.

They will be determined only after completion of the relevant land valuation, topographic survey, development budget, legal structure and financial model.

This allows the project to establish a transparent and balanced relationship between:

At this stage, we are registering expressions of interest only.

No final participation percentage or investment structure is being offered before completion of the required legal, technical, financial and valuation process.
